From first interest to your keys, in six steps

Here is every step in order, with what to prepare at each. Registering your interest reserves nothing: a home is secured only once the developer confirms it and you book it.

Step by step

  1. Register your interest

Choose the home you would like, and we guide you through registering your interest with the developer. A registration of interest is an expression of interest only. It is not a sale, a booking or a reservation, and every home depends on availability and the developer’s confirmation.

  2. Book the home

When the developer confirms your home, you sign its booking form and make the first payment, in the amount the developer sets. Ask us for the current terms.

  3. Submit your loan documents

If you are taking a loan, your documents go to your bank; if you are paying in cash, a letter confirming it is enough. The developer sets the period for this step.

  4. Sign the Sale and Purchase Agreement

The statutory contract between you and the developer, signed on paper or digitally within the period the developer sets. Buyers use the developer’s panel lawyers, unless the developer agrees otherwise.

  5. Progress payments

You pay in stages as the building rises, following the schedule the Sale and Purchase Agreement sets out under the Housing Development Act.

  6. Vacant possession

Your completed home and its keys are handed over within the period the Sale and Purchase Agreement sets.

Title and utilities

Freehold, on commercial land.

The serviced residences are sold under the Housing Development Act. Owners may apply for domestic electricity and water rates, subject to approval by TNB and Air Selangor, so residential rates are not guaranteed. The building is managed under the Strata Management Act 2013, and each home pays maintenance charges and a sinking fund contribution according to its share units.

Costs to plan for

What you pay, and when.

  • The price of the home, from the developer’s current price list. Prices are not published here; ask us and we send you the list.
  • The payments at booking and at the signing of the agreement, in the amounts the developer sets.
  • Your loan costs, if you take a loan.
  • From vacant possession, the maintenance charges and the sinking fund, set by your home’s share units. Car parks carry charges too.
  • Legal fees and other costs, which depend on the developer’s current terms. Ask us which apply to your purchase.

Financing routes

Four ways to pay.

  • Cash
  • A housing loan from a bank
  • LPPSA financing, for public servants
  • A company loan

These are the four routes on the developer’s registration form. Ask us which documents yours needs.

Bumiputera buyers

The developer allocates homes to Bumiputera buyers. Ask us for the terms that apply.

Foreign buyers

If you are not a Malaysian citizen, ask us before you plan a purchase. We confirm the developer’s current position for the homes on offer.

Good to know

  • Ownership cannot be transferred before completion or vacant possession unless the developer approves.
  • No further car parks can be bought or rented after vacant possession: every home’s bays are allocated before sale.
  • The approved plan in your Sale and Purchase Agreement governs your home. No website or brochure does, this one included.
